A huge share of Arizona buyers are relocating from another state, and many buy before they set foot in the house. It’s normal here, and it works if you set it up right.

Step 1: Narrow the map
Start with commute, schools, budget and lifestyle. The Valley is big enough that “Phoenix” isn’t specific. Use Best Places to Live and the city guides, then pick 2โ3 target areas.
Step 2: Scout trip (if you can)
One long weekend saves a lot of regret. Drive your future commute at rush hour, visit the grocery store, walk the neighborhood at dusk, and tour 6โ10 homes to calibrate what your budget buys.
Step 3: Build a remote-friendly team
- Agent who does live video tours and points the camera at the cracks, not just the kitchen
- Lender licensed in Arizona who closes on time
- Inspector who delivers a detailed photo report and will hop on a call
- Title company comfortable with mobile notaries or remote signing
Step 4: Tour live and ask the uncomfortable questions
- What’s behind the back wall? (Canal, alley, busy road, empty lot zoned commercial?)
- Which way does the backyard face?
- What are the flight-path and train noise like?
- How old are the A/C units and roof?
- What do the HOA rules say about RVs, paint, rentals and solar?
- Is anything planned nearby (freeway, warehouses, data center)?
Step 5: Offer, inspect, close remotely
The rest follows the standard Arizona buying process. Use the 10-day inspection period aggressively, join the inspection by video, and verify wiring instructions by phone.
Timing your move
Coordinate closing with your lease end, movers and kids’ school start. Arizona schools often start in late July or early August. Selling a home elsewhere? Ask your lender about bridge options or contingent offers, and see what your current home is worth.
